Off Market Business is Skyrocketing

Even though interest rates have more than doubled in the past two years, we still face a shortage of inventory. This phenomena is across all price ranges, including those over $1,000,000. Many potential sellers don’t want to be an active seller listed in the Multiple Listing Service (MLS) but have told me or their agent they would sell if they could get their price. Consequently, more business is being done off market than at any time in my 36+ years career.

In October of 2022, I sold an off market property in Indian Falls in Chatsworth for $2.8 million. In Tarzana, I sold a celebrity’s home off market for $1.2 million. In August of 2023, a potential seller signed a $25 million “pocket listing” with me for a one time showing.
